Before we start looking at condos, I want to understand what you're really trying to accomplish.
What's your budget?
Do you want waterfront?
Do you need a boat dock?
Do you want a first-floor unit?
Is an elevator important?
Do you want a garage or covered parking?
Would you prefer a gated or golf community?
Are you looking for a permanent residence or seasonal property?
Do you want the condo furnished?
How important are association fees?
Once I understand those priorities, we can concentrate on condos that actually make sense for you.
I don't believe in wasting your time showing you properties that clearly don't meet your needs.

That buyer-focused background is particularly valuable when purchasing a condo because there are two different things to evaluate:
The condo unit
and
The condominium association.
The unit may look beautiful.
But the association's finances, reserves, assessments, insurance, rules and building condition can have a significant impact on whether that condo is right for you.

It's easy to fall in love with a beautiful kitchen, waterfront view or screened lanai.
But before purchasing a Florida condo, there are other questions worth asking.
Depending on the property, we may want to review or investigate:
The purchase price is only one part of what a condo costs to own.
Two condos with similar asking prices can have very different monthly ownership costs.
Association fees may cover items such as:
Exterior maintenance
Roof
Landscaping
Pool
Water or sewer
Building insurance
Common-area maintenance
Management
Amenities
Exactly what's included varies by association.
A higher condo fee isn't automatically bad.
A lower condo fee isn't automatically good.
The important question is:
What are you getting for the money, and is the association financially prepared for future expenses?
This has become one of the most important areas for Florida condo buyers to understand.
Reserves are funds an association sets aside for major future repairs and replacement of common components.
If reserves aren't sufficient when major work is required, owners could potentially face increased fees, special assessments or other association funding measures.
That's why I encourage buyers to look beyond the current monthly condo fee.
We want to understand the association's financial picture as much as the available documentation allows.
Questions can include:
How much does the association have in reserves?
Are there current special assessments?
Are additional assessments being discussed?
What major projects have recently been completed?
What major projects may be coming?
A condo that initially appears inexpensive can become considerably more expensive if significant assessments are required.
Florida condominium laws have changed substantially in recent years.
Certain residential condominium associations with buildings three or more habitable stories high are subject to Structural Integrity Reserve Study (SIRS) requirements.
A SIRS evaluates specified structural components, their estimated remaining useful life, anticipated repair or replacement costs and recommended reserve funding.
For a buyer considering an affected condominium, this information can provide valuable insight into the building and the association's future financial responsibilities.
When applicable, we'll want to understand whether required studies have been completed and review the available documentation as part of your due diligence.
Certain older Florida condominium buildings may also be subject to milestone inspection requirements.
These structural inspections are intended to determine whether substantial structural deterioration exists.
If you're considering an older condominium building, the age of the property, inspection status and available reports can be important parts of your evaluation.
The goal isn't to automatically avoid an older building.
It's to understand what you're buying.
Waterfront condos are a major part of the Punta Gorda condo market.
They can provide the waterfront lifestyle many buyers want without the maintenance responsibilities associated with a single-family waterfront home.
Depending on the community, buyers may find condos offering:
But if boating is important, don't assume that being waterfront automatically means you'll have a place for your boat.
A waterfront condo and a condo with usable boat dockage are two different things.
Before purchasing, we'll want to determine how dockage works within the specific condominium community.
Questions may include:
Does the condo come with a dock?
Is the dock deeded or assigned?
Is it first-come, first-served?
Is there a waiting list?
Is there an additional fee?
What boat sizes are permitted?
Are boat lifts allowed?
Are there fixed bridges along the boating route?
What is the route to Charlotte Harbor?
For boaters, these details can dramatically change the desirability of a property.
Punta Gorda Isles (PGI) is an especially popular area for buyers interested in waterfront condominium living.
PGI offers condo communities throughout its canal system, giving buyers opportunities to combine lower-maintenance living with the boating lifestyle Punta Gorda is known for.
Depending on the community and individual property, you may find:
Waterfront views
Boat dockage
Community pools
Covered parking
Garages
First-floor units
Upper-floor views
Furnished condos
Turnkey properties
If you're a boater, we'll evaluate the condo and the boating situation.
This is an important decision for many Punta Gorda condo buyers.
A first-floor unit may appeal to buyers who want convenient access without relying on stairs or an elevator.
